General Duties:

1.       Must have a valid Real Estate License

2.       To lease apartments at the highest effective rent level possible, while maintaining a strong customer service/satisfaction philosophy.

3.       Maintain a courteous and helpful attitude to residents and potential residents.

4.       To respond to resident request promptly and courteously and to help resolve resident issues.

Primary Responsibilities:

1.       To be aware of company and community policies and be able to explain them to residents and potential residents.

2.       To have a comprehensive working knowledge of all lease related documents and be able to accurately complete the documents in a timely manner.

3.       Maintain accurate resident files in accordance with Henry Management, Inc. policy.

4.       Enter into the computer data relative to residents and potential residents in accordance with Henry Management ,Inc. policy.

5.       Assist in developing and maintaining a resident retention/renewal program in order to achieve optimum increases and conversion ratios.

6.       Inspect apartments prior to move-in to ensure market ready status.

7.       Assist in the leasing activities and resident relations.

8.       To be aware of competitive communities rent levels and amenities.

9.       To be aware of all community and area facts and statistics.

10.     Assist in preparing the competitive market survey report as needed.

11.     Greet new residents and assist with the move-in process.

12.     Verify application data.

13.     Qualify potential residents.

14.     Show the model and available ready vacancies.

15.     To participate in the coordination of community sponsored events.

16.     To become certified as a Leasing Specialist through the company in-house training program.
